That, in accordance with Section 34(17) of the Planning Act, City Council has determined that no further public notice is required related to the minor modifications to the proposed Zoning By-law Amendment affecting 601 Scottsdale Drive.

1:37:27joining us tonight. Because this is a decision component. We're only doing five minutes of

1:37:33delegations. So you have up to five minutes if you need it. I'll turn off my mic and you go right

1:37:39ahead. Thank you, Mayor Guthrie. Dana Gilbert from Forum Equity Partners is with me this evening as

1:37:45well. And I think we're tag teaming. So we'll try not to take up five minutes between us. Since the

1:37:52public meeting in December, we've been working with staff to move this matter forward. We worked

1:37:59with them on the zoning bylaw regulations. We came up with a unique definition for the rather

1:38:04unique use that's going into the former holiday in. And we're here this evening in support of staff's

1:38:11recommendation and happy to answer any questions that council may have. Okay, great. Dana, did you

1:38:22want to speak as well? Are you just here for questions if need be? Yes, through you, Mayor Guthrie,

1:38:29Chair. I'm here to answer any questions that may come up. But we are here in support of the staff

1:38:34report and are happy to say that we've been working along not just planning, but all the other

1:38:39departments as well to get to this point. So we're happy to answer any questions that anybody may have.

1:38:45Okay. All right. Well, thank you. I've stopped the clock. That was the quickest 10 minutes total

1:38:50of delegation time ever. So let's see if there is questions for either of you. Is there any at this

1:38:57time? Councillor Downer does? Thank you. Through you, Mr. Mayor, just looking at the site plan here,

1:39:08there is some land on the site that's closer to the handland, sort of at the back. Is there an

1:39:15opportunity to put any amenity space in there? Are you planning to? I'm just sort of thinking that

1:39:21this is, it would be nice to have some outdoor space at this location for the students. But I

1:39:29understand the constraints. Yes. Go ahead, Dana. Sorry. No, you go ahead, Trevor. I was just going

1:39:35to say, through you, Mayor Guthrie, there are programmed outdoor and indoor amenity areas for

1:39:42the occupants of the building. So they're a bit closer to actually the building and much more

1:39:46accessible. So there's a whole area on the one side of the building that's planned for outdoor

1:39:53amenity areas and gathering in social areas. And then there's a number of indoor amenity areas as well

1:39:58that could be used year round. So our focus was on creating those spaces closer to where the

1:40:05students will actually come and go from the building. And then the interior spaces are even easier

1:40:08for them to get to. Okay. Great. Thank you. I just, I'm having trouble seeing them on the

1:40:16site concept plan. Yeah. So the total, through you, Mr. Chair, if I can just add a little bit more.

1:40:23The indoor amenity area right now is just shy of 14,000 square feet internal to the building. I think

1:40:31if anybody has visited a holiday in at any point in time in their life, they understand what the

1:40:36atrium internal to that looks like. The pool will be filled in. There's a lot of communal area,

1:40:42working area, gym, et cetera, that's been provided for the students to really feel like

1:40:50a residence and a community resident that you would get in first year only for second, third,

1:40:54and fourth, and potentially grad students as well. And then the outdoor amenity area is just

1:40:59greater than 2000 square feet, which will also have a barbecue area, a lounge area with associated

1:41:06outdoor bicycle parking and an area for them to access during those months. In those areas,

1:41:13there's also raised community gardens, which we are working with the University of Guelph to work

1:41:20with their agricultural program to look at those types of, maybe it's an herb garden, maybe it's

1:41:28some additional space there in that outdoor amenity space. So that's what we have right now

1:41:35in the retrofit of the existing building. Great. Thank you. I'm glad I asked.

1:41:55Councillor Bell, please. Thank you. So I am pleased to see that the quality of the

1:42:10bicycle parking will be addressed at site plan. And I also read that staff recommend

1:42:24high quality, secure and weather protected bicycle parking. If I could just

1:42:31suggest that it also be easily accessible. Thank you. Through you, Mr. Chair, of course,

1:42:41we are proposing about 100 bicycle parking spaces right now that are proposed. We're looking to add

1:42:48a bit more for visitors as well. Some are internal that also include a bike repair station as well,

1:42:54and then a covered portion of outdoor bicycle parking that once again this building will be

1:43:00professionally managed in 24 hours surveillance on it. And so that is secure not just from the

1:43:05ability to secure your bike, but also from that operator as well. Great. Thank you, Dana and

1:43:14Trevor. We appreciate that. We'll say thank you and we'll just go to our screens now with

1:43:20councillors to vote. We don't want you to vote on this. So thank you. You can if you'd like me to.
