3:10:473.2 the site specific housekeeping amendments

3:10:53Uh to the city's comprehensive zoning bylaw and we have a presentation by katie nas wetter our project manager on this

3:11:13Good evening members of council staff and members of the public

3:11:17This is a public meeting and decision recommendation

3:11:20For a series of housekeeping amendments to the zoning bylaw on six specific properties

3:11:26The properties in question

3:11:30Are shown on the map above and they are uh in the east end 78 to 82 east v road

3:11:37140 hadaddy road

3:11:39And in the south 785 gordon street

3:11:431242 to 1270 gordon street in nine valley road

3:11:4612 pool street

3:11:48And 33 to 41 arcle road and 1408 gordon street

3:11:55So on february 6 2024 the ontario land tribunal issued an order that brought into effect

3:12:01The 2023 comprehensive zoning bylaw

3:12:04Save and accept for those sites that are under appeal still

3:12:08And regulations that are still under appeal

3:12:11Uh the six properties in question

3:12:14Either already had full decisions under the 1995 zoning bylaw

3:12:19from the ontario land tribunal or

3:12:23Are currently in front of the land tribunal for applications that came forward under the 95 bylaw

3:12:28So the proposed zoning amendments are administrative in nature bringing forward those decisions into the 2023 zoning bylaw

3:12:41So first off three of the sites are subject to

3:12:45existing olt

3:12:48Decisions via settlements under the 1995 zoning bylaw. So 12 pool street

3:12:5378 to 82 east view and 140 hadaddy road

3:12:57these amendments um

3:12:59Would just allow the olt approved zoning to be updated and incorporated into the 2023 zoning bylaw

3:13:10Next is the site known as 33 to 41 arcle road and 1408 gordon street

3:13:16And this site was approved by council just prior to the adoption of the 2023 zoning bylaw. So, uh, this site specific amendment is needed because

3:13:28The this site was still in its appeal period when the zoning bylaw was passed

3:13:32So it was just kind of stuck in a little gap and wasn't able to be included in the 23 at that time

3:13:41And then there are proposed placeholder zones

3:13:44So there are two sites that are currently under appeal and awaiting an outcome at the ontario

3:13:49so 785 gordon street

3:13:52and 1242

3:13:54and

3:13:54to 1270 gordon and nine valley road

3:13:58um

3:13:59These administrative amendments just create a placeholder in the zoning bylaw for these

3:14:06For these sites to be incorporated into the 2023 bylaw once there's an olt decision on them

3:14:12Uh, so overall

3:14:15The approval of these amendments would implement existing olt

3:14:19approvals great placeholders for

3:14:23anticipated olt approvals

3:14:26And bring forward an approval that was under appeal at the time the 2023

3:14:30comprehensive zoning bylaw was passed

3:14:33Uh, so that's the extent of the amendments and i'm happy to answer any questions you may have

3:14:42And we still do you have to um

3:14:46Under the planning act with this one we have to pause

3:14:49At some point to see if anybody would like to call in on this
